Edo State Development Agency to Commence Property Audit Exercise

The Managing Director of the Edo State Development and Building Control Agency, Hon. Igabali Imoisili Darlington, has announced plans to commence a Property Audit Exercise, a pilot programme designed to determine the number of physical structures with and without government approval across the state.

Speaking at a press briefing in Benin City, Hon. Igabali explained that the exercise will enable the state government to ascertain the number of approved and unapproved buildings. He emphasized that landlords and property owners now have the opportunity to obtain building plan approvals for their properties, regardless of how long ago they were constructed, by paying only the assessment fee without fines for contravention.

โ€œI urge all property owners to take advantage of this recertification exercise. Even if your building is ten or fifteen years old, just come to the office, we will assess the plan and you pay the assessed fee. Nobody will ask you to pay for contravention,โ€ he assured.

The Managing Director further cautioned property developers to seek approval before embarking on new projects, stressing that the agency has the mandate to regulate construction, enforce compliance, and certify buildings from foundation to completion. Certificates of compliance will be issued upon completion as proof of adherence to approved plans.

Hon. Igabali also highlighted the dangers of illegal structures erected indiscriminately on moats, rights of way, and under high-tension power lines, warning that such developments risk sanctions.

Acknowledging the support of Governor Senator Monday Okphebholo, he announced the establishment of two new outstations in Irrua (Esan Central), and Ekiadolor (Ovia South West) to extend the agencyโ€™s reach to rural communities.

The Permanent Secretary of the Ministry of Physical Planning, Builder Joseph Nyamali, added that the government is calling on estate developers and community leaders to engage in proper layouting in their localities to drive rapid development.
